What your business can use it for
- Property valuationBring a past sale price up to today's value for the same council area and property type — the standard way to update an older comparable.
- Market analysisTrack how prices are moving in each council area by property type, and for first-time buyers, cash buyers and new builds.
Works with data you already have
- Property postcodes you want to value or trackPostcodesKeyed by GSS area code (AreaCode) and month; reach it from a postcode through the council-area code in the free ONS postcode lookup.
How to get it
- UK House Price Index data downloads — monthly release pageBulk downloadNo account needed. The full file is one 34 MB CSV of every area and month (the page labels it 34 KB). Each month's release gets its own page, so look for the latest.

What's involved in using it
- It is one figure per area per month, not per property — to use it on your own properties you first work out which council area each one is in, using the free ONS postcode lookup.
- Councils, counties, regions and whole nations all sit in the same column, so the file has to be filtered to one level before anything is added up, or areas get counted several times.
- Area codes change when councils merge, so older records coded to a council that no longer exists need converting before they will match.
The technical detail, for whoever sets it up (4)
- Each release revises the previous twelve months as late sales are registered — the first estimate for a month uses only about 40% of the sales it will eventually include.
- Local figures are three-month averages, so the latest month for a council area lags what is happening now.
- The average price is adjusted for the mix of homes sold, so it won't match the average of the individual sales in the Price Paid data.
- Scotland and Northern Ireland have fewer local breakdowns, and Northern Ireland is updated quarterly.
