What's involved in using it
- The complete history is a single very large file of around 30 million sales (over 5 GB), so while it's a clean one-file download, it needs database tooling rather than a spreadsheet to work with.
- Recent months are always incomplete because a sale only appears once it's been legally registered, which can lag completion by weeks — so the latest figures keep rising after you pull them.
- It tells you the price, date, address and property type but almost nothing else about the building, so to get things like floor area you have to match it to Energy Performance Certificates by address, which is a fuzzy job.
Worth knowing before you start
- England and Wales only — Scotland and Northern Ireland have separate registers.
- Sales appear only once registered, which can lag completion by weeks — recent months are always incomplete.
- No property details beyond type (detached, flat, etc.) — join Energy Performance Certificates by address for floor area and more.
- Some rows are 'additional price paid' entries (repossessions, buy-to-let portfolios) flagged in a category column — filter if you want standard market sales only.
